This person will work daily to ensure that our operations and business transactions follow all relevant program, legal and internal rules.
You will review employees' work and provide advice on compliance.
To succeed in this role, you should be a reliable professional who is not afraid to speak their mind and stand by their decisions.
You should be familiar with risk management and affordable housing industry's standards.
Your goal will be to ensure we operate in a legal and ethical manner while meeting our compliance and property management objectives.
The Compliance Coordinator will have the option to work remotely or at the corporate office in Florence, AL.
Some travel to property offices will be required.
In addition to the responsibilities listed below, the applicant must possess strong leadership/organizational qualities.
Responsibilities:
Ensuring LIHTC (Housing Tax Credit) and other related multifamily programs compliance through regular online report and file reviews.
Report directly to tenured Compliance Director.
Perform pre-audit inspections and assist Regional and Property Managers in preparation of state/federal agency audits.
Assist Regional and Property Managers with new property lease-ups as needed.
Evaluate/monitor properties are in compliance with applicable Affordable Housing Program regulations by staying current on all updates and changes in program requirements.
This will include attending periodic compliance training.
Respond to compliance-related questions from Regional and onsite Property Managers.
Schedule, monitor all management staff training on compliance, Fair Housing, company policies, management software, etc.
Work with Regional Managers and General Manager to develop action plans for non-compliant properties, including corrective action plans based on internal/external audits.
Ensuring fulfillment of reporting requirements to government agencies and/or investors by uploading property, tenant data into online system(s).
Assist in training Managers for compliance related needs.
Skills:
Be able to read/interpret complex documents, such as regulatory agreements and compliance regulations.
Work as an effective member of a team and in a collaborative manner with staff, peers, and supervisor.
Interpret and understand multifamily tenant file information with a high attention to details.
Communicate clearly both verbally and in writing, including the ability to provide technical assistance on complex compliance issues.
Maintain a high level of attention to detail.
Candidate education/
Experience:
High-school diploma or equivalent required.
Higher education preferred.
Current compliance certifications for LIHTC (housing tax credit) preferred.
Experience in affordable housing compliance, risk management, and/or property management preferred.
Knowledge of compliance and regulations associated with LIHTC, HOME and other affordable housing programs and/or experience with Yardi Voyager preferred.
Other relative experience might include work in accounting, legal, retail management and educational professions.
